How Long Does it Take to Build a House?

Building a home takes a great deal of planning long before construction even begins. One of the things to consider is how long it will take to build the house. You have many reasons for thinking through when you’ll be moving into your new home. Perhaps you need to sell your current home or give notice to a landlord. You might be relocating or changing jobs following your move into your new place.

As of 2019, the United States Census Bureau data estimated that the average time to build a house from start to finish for single-family homes was about seven months. However, it’s important to remember that many elements figure into the time it takes to build a house. Here are a few things to consider.

Where Are You Building?

Factors related to the lot often pose the first delay in the new home construction schedule. For example, if you need to do site work to remove trees or boulders or have the ground leveled, these tasks may take some time because they require specific equipment. Because of the terrain’s complexity, homes built in the United States’ northeastern region tend to take longer than those in others. In contrast, houses built in the western region of the country tend to reach completion faster.

Are You Making Changes to the House Plan?

Every home starts with a floor plan, and if you make significant changes to the original plan, that can slow down the building process. Unplanned changes in features that don’t come up until construction is underway almost always add to the construction time. The later in the process you make the change orders, the longer the delay.

What Construction Style Are You Pursuing?

Your building timeline is significantly affected by your construction style, a term that refers to whether you are building a custom home, a production home, or using a prefabricated design. Custom home builders take an average of almost nine months to complete a project, and a production home takes about six months. A manufactured or prefabricated single-family home type can take as little as four months to build.

Are Skilled Labor and Appropriate Materials Available?

If you live in a part of the country where people and resources must be brought in from elsewhere, this factor can add significantly to the time required for the new construction process. Labor and product shortages are typical in the summer months because so many construction projects are underway. If you are building during these months, you may find yourself waiting an extended time frame for a builder, plumber, electrician, or other professional construction crew member.

What Are the Weather Patterns?

Wet, cold, extreme heat, and other weather conditions can significantly slow down the construction of single-family houses, especially early in the project. For example, extreme cold can interfere with pouring concrete, and heavy rain can prevent heavy machinery from getting to the building site, extending the amount of time required for the build.
